- Q. If my offer is not accepted or we don't get approved for financing do I get my deposit back?
- A. Yes, your deposit will be returned.
- Q. What if
I can't schedule a home inspection within 10 days

A. 10 days is normally plenty of time, but
an extension can be drawn up if all parties agree to allow additional time for the home inspection.
- Q. Who should I use as a home inspector?

A. We cannot recommend any specific company but we can give you a list of home inspectors in the area or you can find them listed in the phone book!
- Q. When should I give my landlord notice that I will be moving out?

A. We recommend that you wait until you have received a letter of commitment from your lender to make any final arrangements.
- Q. When do I need to get homeowner insurance?

A. You will need to arrange with your insurance company to issue a full years homeowners insurance policy. This policy will need to be paid up front and you will need to bring the paid receipt with you to closing. Try to arrange this approximately 1 week before closing!
- Q. When do I call and switch utilities?

A. You can call and switch utilities at any time. We suggest about 7 days before closing.
- Q. Why do we need to do a final walk thru?

A. The final walk thru is to give you peace of mind that your new property has no major change to its condition.
- Q. When can I move in?

A. Normally on the day of closing!
